Patuxent Commons is a 118,000-square-foot, 76-unit residential development in Howard County, Maryland, designed to serve seniors, families, and adults with autism within an integrated community. Close partnership with the Autism Society of Maryland, including collaborative workshops with the organization and future residents, grounded the program in the lived experiences of the people it would house. Social and sensory considerations shaped design decisions throughout, rather than being applied after the fact.

Site and Massing

The development makes productive use of a challenging hillside site by integrating a 123-space structured parking garage into the grade, allowing three levels of residential space to rise above a concealed lower level. This approach preserves a human-scale street presence while achieving the required density. On the exterior, shifts in materials and rooflines divide the building's massing into the character of several smaller structures, supported by upgraded signage and landscaping.

Community Spaces

Inside, offset circulation paths and dispersed amenity spaces break long corridors into smaller, distinct areas that support wayfinding and reduce institutional scale. A central lounge anchors the community, providing direct access to residential wings, elevators, and management suites. Amenity spaces, including a fitness center, business center, and multipurpose rooms, are positioned to encourage spontaneous interaction. The plan also incorporates dedicated areas for external support services, including after-school programs, senior support, and specialized services for adults with autism. Seating niches and open areas punctuate the corridors, offering decompression zones for neurodiverse residents and comfortable gathering spaces for seniors and families.

Unit Features and Accessibility

Because the project finished on budget and on schedule, the team reinvested realized savings into enhancements that directly improve the resident experience. Individual units include upgraded flooring, tile, stainless steel appliances, under-cabinet lighting, and USB charging at outlets. Removable base cabinets in all kitchens and dedicated Hearing and Visually Impaired units, equipped with enhanced life-safety and notification devices, provide greater adaptability for residents with diverse sensory and accessibility needs.

Sustainability

Rigorous coordination between the design team and general contractor identified potential challenges early, supporting both sustainability goals and budget targets. Electric vehicle charging stations reflect a commitment to long-term resilience and value for the Howard County community.
